Rajdhani Unnayan Kartripakkha is planning to construct some 22,000 flats in Uttara under the Uttara Model Town (third phase) project with an aim to meet the growing need for housing in the capital.
The flats to be constructed on 214 acres out of some 2,100 acres of the Uttara third phase project will be distributed among the common people through lottery, sources in Rajuk said.
There will be three categories of flats — 850sq ft carpet area, 1030sq ft and 1250sq ft carpet area.
When approached, the Uttara Model Town (third phase) project director, Nurul Islam, admitted to the new Rajuk plan, but said the prices of the flats were yet to be fixed.
‘A development project proposal involving Tk 8,000 crore has been forwarded to the housing and public works ministry and the selection committee of the ministry has already reviewed the proposal,’ he said.
The selection committee has also put forward some suggestions to be incorporated in the project.
Besides, Rajuk has kept some 10 acres of land in the project area exclusively for the ultra poor and some 10.97 acres for government officials.
The city development authorities have kept the land considering that if any donor agencies or anybody else show interest to provide fund for constructing flats for the ultra poor, the city development authorities will give the land.
Under the model town project, there will be a commercial business zone on some 18.5 acres of land and there will be a central plaza (open space) on some 17 acres of land for recreation of the inhabitants of the area.
Rajuk took the model town project on some 2,008.08 acres of land to establish a satellite town at Uttara to address the existing acute problem of housing in the capital as well as meet the future housing demand.
In 1966, Rajuk took Uttara Model Town project and completed in 1992. In first phase, they allotted 6,000 plots of different sizes on 950 acres of land. It started the expansion work of Uttara in 1992 and completed it in 1998 in the second phase. Rajuk acquired 438 acres of land and allotted 5,315 plots in second phase.
The projected population in the project area under the third phase is 5.00 lakh with a density of 240 persons per acre. Rajuk so far has allotted 8,295 residential plots, 550 commercial plots and around 200 institutional plots under Uttara (third phase) project. The process of plot distribution for the second instalment through lottery is underway.
