Purbachal plot handover by Dec

Plots at the Purbachal New Town Project will be handed over to the allottees by December this year.
Purbachal is the biggest planned township in the country with a project area of about 6,150 acres of land, divided into 30 sectors, located in between the Shitalakkha and the Balu rivers at Rupganj upazila in Narayanganj and Kaliganj upazila in Gazipur, in the north-eastern side of the capital, 16km from zero point of the Dhaka city.
The township would be the home of over 10 lakh people is being constructed at a cost of Tk 7,700 crore and it will be linked with 300-feet wide eight-lane expressway from the Airport Road through Pragati Swarani crossing and Nikunja residential area, the distance would be only 6.8 kilometers.
In the first phase, Rajuk would hand over 1,500 plots, out of 2,500, in sectors 4 and 17 to the allottees as a token to start the distribution process, Rajuk Chairman Engineer Md Nurul Huda told BSS.
He said, “We have decided to start the handover process as the people, otherwise, lose their trust and confidence in Rajuk. Plots in sectors 1, 3, 5, 11, 12, 13, and 14, Nurul Huda said, are almost ready that would be handed over in phases.
In the Purbachal project, he said there are about 26,000 residential plots of different sizes, 62,000 apartments with all necessary infrastructures and urban facilities including schools, colleges, universities, hospitals, medical centres, mosques, temples, churches, playgrounds and lakes.
The Rajuk has earmarked 290 acres of land in sectors 2, 3, 21, 30, 28 and 15 for constructing 217 twenty-storied buildings with an estimated cost of Tk 9,900 crore making accommodation for lower and middle-income group of people.
In the first phases, Rajuk chairman said 21,500 apartments would be constructed in three categories A-type 850 square feet, B-type 1,250 square feet and C-type 1,500 square feet and a Development Project Programme (DPP) in this regard has already been submitted to the housing ministry.
He said Rajuk would start the construction works after approval of the ministry. He hoped that construction would began by November this year.
Project Director ASM Rafiqul Alam said land development works in 4,500 acres, out of 6,150, in Rupganj is going on in full swing.
But the rest 1,500 acres of land has been acquired at Kaliganj in Gazipur recently and infrastructures development work would start very soon after completion of topographical survey. Earlier, the Rajuk fixed the project implementation period by June 2012.
The construction work of 3.1km flyover at Kuril intersection that will connect the Purbachhal new township, is also going on in full swing and to be completed by May 2012. Rajuk is constructing the flyover at a cost of Tk 300 crore on its own.
Rajuk is developing the area as a self-contained ‘New Township’ with all modern facilities. Of the plots, 24,697 are residential, 1,227 commercial, four industrial park (earmarked 93 acres of land), 506 administrative buildings, 118 playgrounds, 128 social infrastructures, 61 diplomatic offices, 78 mosques, two temples, one pagoda and one church.
Of the residential plots, he said about 21,000 has already been allotted to the applicants. Of which, 6,039 plots were allotted this year. Rest of the plots would be allotted among the affected land owners in phases.
