Experts want urban plan respected
For a livable Dhaka, the government must ensure that high-rises are constructed in compliance with the capital’s Detailed Area Plan (DAP) said experts at a seminar yesterday.
Authorities should permit a site to construct a high-rise only after taking into account the DAP, existing population density, traffic impact, utility service capacity and environment, said Prof Nurul Islam Nazem of Dhaka University.
A private land developer Sikder Real Estate Ltd organised the seminar titled “Prospects and Problems of High-rise Buildings”, at a hotel in the capital.
A third of the capital’s land has been developed by filling up wetlands and flood flow zones, said Dr Mehedi Ahmed Ansary, a professor at Bangladesh University of Engineering and Technology (Buet).
The risk of erecting high-rises on such soil is much greater in the event of an earthquake, he added.
According to M Nurul Huda, chairman of Rajdhani Unnayan Kartripakkha (Rajuk), a coordinating body is vital to ensure that companies are complying with the DAP before construction.
A city of 590 square miles with a population of around 1.5 crore, Dhaka has 12.5 lakh buildings, he added.
Sikder Real Estate Ltd plans to build a high-rise complex with 50-storey buildings on 62 acres of land on the plains of river Buriganga in Hazaribagh.
Nasrul Hamid Bipu, a ruling-party lawmaker and Zainal Abedin Bhuiyan, chairman of National Housing Authority spoke, among others.
